In July, Hacienda Crossings said it would add half a dozen new businesses before the end of 2026. Center officials told the Pleasanton Weekly that, counting last year's openings, about a third of the center's storefronts would turn over across two years. It's now the first week of October. Most of the shops announced in July still carry a "Coming Soon" label. The places where you can actually sit down and order are mostly restaurants, and two of the newest are on the other side of the parking lot.
For anyone on the west end of Dublin Boulevard, that changes what a trip to the center looks like this fall. Dinner and brunch have changed a lot. The shopping run hasn't caught up yet.
The July promises, checked against October
The Pleasanton Weekly listed the incoming tenants on July 7 with expected opening windows. Here's how each one appears on the center's own store pages as of October 4, 2026.
| Business | What it is | Space it's taking | July projection | Status as of Oct. 4, 2026 |
|---|---|---|---|---|
| Sally Beauty | Beauty supply | 1,796 sq. ft. storefront | July | Operating at 4930 Dublin Blvd., marked "New" |
| Jamba | Juice and smoothies | Its former location | July | "Coming Soon" |
| 88 Cardhouse | Trading card games and events | 5,200 sq. ft. storefront | August | "Coming Soon" |
| Sana'a Café | Yemeni coffee house | Former Starbucks | September to October | "Coming Soon" |
| World Market | Home goods and international foods | Former Any Mountain | October | "Coming Soon" |
| Miniso | Variety retailer | Former Party City | Before the winter holidays | Store page returns "Store not found" |
Of the six, only Sally Beauty is confirmed open. Its store locator lists regular hours at 4930 Dublin Blvd. World Market's October window is still open, so a "Coming Soon" label in the first week of the month doesn't mean it has slipped. Jamba and 88 Cardhouse are past their projected months. Miniso's page is gone and the center directory no longer lists it, so its plan for the former Party City space is unclear for now.
A seventh name shows up on the center's website. Follow the Chicken is listed for a space next to Joe's Pho. When the Weekly walked the center in July, though, there were no window clings marking it as coming soon.
Where the food already landed
The restaurants have moved much faster. Two big buildings on the Dublin Boulevard frontage sat empty for a long time, and both are busy again.
El Dorado Modern Mexican & Cantina opened at 4814 Dublin Blvd. in the former Black Angus Steakhouse, which Patch reports closed in 2021. The menu runs from tacos, enchiladas and bowls to birria, seafood and a brunch service. Toast currently lists hours of 11 a.m. to 9 p.m. Sunday through Thursday and 11 a.m. to 10 p.m. Friday and Saturday. Patch printed earlier morning hours when it covered the opening in June. If you're planning around brunch, call ahead to confirm.
Dish N Dash is a fast-casual Middle Eastern restaurant at 4808 Dublin Blvd., in the building Applebee's left after its last day on June 30, 2025. Bay Area Telegraph reported that it officially opened on April 21. Earlier coverage named the owners as Nadiah Mshasha and Emad Ibrahim.
There's a technical point behind the timing. Hacienda Crossings officials told the Weekly that El Dorado and Dish N Dash are not center tenants, because they have a different lessor, even though both appear in the center's online directory. From the driver's seat it all looks like one shopping trip. On paper, the two fastest openings near the center ran on a separate track from the tenant list announced in July.
Inside the center, the dining that's open now mostly arrived last year. Joe's Pho, Tequila Bar & Grill and Pearl Bay Manor opened in 2025, along with Activate Games. Add the two restaurants across the lot, and the west end of Dublin Boulevard has a much wider dinner choice than it did two years ago. The same can't yet be said for its retail.
Dublin Boulevard's 2026 openings
The pattern holds along the rest of Dublin Boulevard this year. The 2026 openings that are confirmed with dates are mostly food:
- Mendocino Farms held its grand opening on February 2 at 5130 Dublin Blvd. in Persimmon Place. It took over the former Patxi's Pizza space and serves sandwiches and salads.
- Marufuku Ramen officially opened on March 11 at 4288 Dublin Blvd., Suite 101. It's the San Francisco-founded chain's Hakata-style shop, built around tonkotsu ramen.
- H Mart opened on March 26 at 7884 Dublin Blvd. in the Dublin Retail Center, in the former Orchard Supply Hardware building. Beyond the grocery aisles, its food court includes Oh K-Dog & Egg Toast, Kyodong Noodles, Chodang, BBQ Chicken, Daeho and Tous Les Jours.
- Dish N Dash on April 21 and El Dorado by late June, both covered above.
Every opening on that list reused a building that had been something else. A hardware store became a grocery and food court. A pizza place became a sandwich shop. A steakhouse became a cantina. The Hacienda Crossings tenants that are still pending follow the same pattern: Sana'a Café is going into the former Starbucks, and World Market into the former Any Mountain.
What the pending tenants would add
What's still coming would change what the center offers. Here's what each one plans.
Sana'a Café is a family-owned Yemeni coffee house. It plans to serve Yemeni coffees and teas, specialty drinks, fresh pastries and desserts. Its flagship is in San Francisco, and it has other locations in Oakland, San Rafael, Sacramento, Lake Forest and Los Angeles. In the café's own words:
"At Sana'a Café, we honor this heritage by celebrating the traditions, hospitality, and craftsmanship that made Yemeni coffee famous while creating a modern café experience that welcomes everyone."
88 Cardhouse already runs a store in Newark. It specializes in trading card games and gaming accessories. Center officials say the Dublin location will host tournaments, events and community programming in a 5,200-square-foot space. That would add another activity-based draw alongside Activate Games, which opened in 2025.
World Market would carry furniture, home décor and international foods. With H Mart a few miles east, that would put a second store with an international pantry on Dublin Boulevard.
Two dates for the October calendar
There are two events at and next to the center this month, and both are free to attend.
- Friday, Oct. 9: El Dorado holds a grand-opening celebration and ribbon cutting from noon to 1 p.m. at 4814 Dublin Blvd. The Dublin Chamber of Commerce event listing says Mariachi Pueblo Viejo plays from noon to 4 p.m., and admission is free. The restaurant has been open since early summer, so this is the formal welcome, not the first day of service.
- Sunday, Oct. 25: The Hacienda Crossings Halloween Spooktacular runs from 1 to 3 p.m. in the Entertainment Village near Ike's. It includes face painting, balloon art, a photo booth, cotton candy and treat bags.
Hacienda Crossings marketing director Brandi Hardy described the incoming group as a mix of "nationally recognized retail brands" and "locally owned businesses that foster community." The center's store pages show which of those have opened so far: Sally Beauty is confirmed open, and World Market's October window has a few weeks left to run.
I've been following Tri-Valley storefronts like these for more than twenty years, and I keep track of what opens, what moves and what sits empty on Dublin Boulevard. If you'd like a straight read on how these openings could affect a home sale nearby, Janice Habluetzel is happy to walk through it with you, whenever you're ready.
